There is a lot of junk in to sift through but many times you get lucky.

A good agent will help you sift through them. 

Most lenders can sift through any smoke screens that you may put up like husband to wife, or LLC that you own to yourself, etc.

Setting a discount threshold from the purchase price that must be met is a poor way to sift through deals.

Many investors expect a 30% discount on deals they have to sift through (per the 70% rule) so he isn't exactly irrational.

Account Closed The best lies hold a grain of truth.I believe that many of the "Gurus" do speak some truth and have something to offer...it is just a matter of sifting through all the BS to find those grains of truth.  ;-)
