We're doing a ton in Detroit yet and it's largely using our experience and market knowledge to sift through a LOT of garbage.

There is a lot of junk in to sift through but many times you get lucky.

Does Bigger Pockets sift through private messages between members for advertising or other purposes?

A good agent will help you sift through them. 

Most lenders can sift through any smoke screens that you may put up like husband to wife, or LLC that you own to yourself, etc.

Setting a discount threshold from the purchase price that must be met is a poor way to sift through deals.

Nevertheless, I've looked at about 55 properties prior to this one so I am also thinking I may have just finally found the right deal (after sifting through enough non-deals).I'd be keeping the property as a buy-and-hold rental for as long as I can.
