Remove the draconian anti-landlord legislation and I think you could see a return of many landlords and SFR's in particular. 11000 landlords quit Seattle in 2022, this is the number that has not renewed their rental registration.

This advice could get the LL sued as I know of no jurisdiction where it is legal to charge the tenant for normal wear and tear.It is also why there is an anti-LL sentiment and terms like slumlord.Terrible advice because it is illegal, but it is also morally wrong.

When the California legislature passed tougher anti-crime laws in the 2000s, the legislators knew they wouldn't work (based on Justice Department statistics), but elected officials have to do what the voters want if they want to keep their jobs (assuming the Supreme Court is OK with the legislation).I believe each person is an individual and should be treated as such.
