With the stock market or things like REITS I just stick my money in and pray, but with real estate I feel like even in the worst case (except for large scale global real estate market collapse) that I can go into my property, do some hard work and at least be able to get out of it for what I have in it.

But in a nutshell, you (ideally) do not close on the home - you resell it before you close the contract and do a collapsed or simultaneous close.

Doing it from out of town with no experience can collapse the entire thing if you dont assess reality.

Its been years, maybe a decade since I revisited the site but my mom mentioned she often gets calls from people looking to buy the residential property in Highlands county for years now just as well, and proposed we built something on it.I'm more into the mediterranean and/or art deco style homes, but with materials price and the current buildup to an inevitable proxy civil war/collapse in america, dont find it worth it to start building a mansion there although the surrounding properties sure do look quite fancy.We were thinking of going the 'customized' manufactured home route.

My mother liked to buy investments that 'were a sure thing' that I knew were not and my brother got rich house flipping until he stepped into the development end and got stuck with a property he couldn't develop and then the housing bubble collapsed.

They didn't want to bother me, so they never said anything.Anyway, a couple of months ago 1 of the guys collapsed with a heart defect and supposedly during some examinations they said he had a little mold in his lungs.

Valuations away from the big 3 metropolitan areas are much better.At some point I do foresee a correction in these markets, however I don't anticipate a full collapse at the moment

Now, it's that the houses are completely on the verge of collapse, and listing agents are accepting retail non-203k non-FNMAHomeStyle offers with quick closes, and then getting upset that they aren't closing fast due to the condition of the collateral, because they've deluded themselves into thinking that "hot market" somehow means that the Uniform Standards of Professional Appraisal Practice and Fannie Mae property standards (not FHA, Fannie Mae) have gone out the window.
