So it sounds like the best answer for *me* is to write a dual letter of notice of non-renewal (with wording to allow for default to month-to-month, which is what happens in Washington, from what I am reading in the statutes) along with a 3-month notice to increase rent.That will give them the 90-days required notice on rent increase & hopefully stop any potential sudden "complaints" that would bar me from non-renewing the lease (Washington statutes seem to say if there is an open "complaint" about a rental, you can't evict or non-renew or it's considered retaliation).You know, the more I write, the more I just want to get her out, sell, and buy 3 or 4 cheap properties......I love real estate and rentals, but when it's your OWN home.....ugh.

Regardless of who pays any fees, if a contract is made, usually in those states requiring dual agency, that agent will then need to proceed as a dual agent as the seller is not represented and the agent can only represent the buyer when there is representation for the seller.

Hi @Michael Mastantuono, finding an agent on the buy-side is almost always worth it.Some very experienced investors use the listing agent with dual representation to win the deal but if you do not have a ton of experience, use a local broker.Hope this helps!

Perhaps some home office space will become a big feature in the residential rentals.in our new construction coming up we have a few plans that have Casita's this is the Portland Or market.. were Casita's were not that common like in the desert.. but I can see them having a dual purpose based on companies allowing workers to work at home your casita is now your office still at your home but separate from the family flow..
