In Publication 527 the IRS defines improvements as something that “adds to the value of property, prolongs its useful life, or adapts it to new uses.”

But how much has the prolonged vacancy cost you thus far, $4-6-8k?

Isnt that pro-longing the amount of time it will take before that bad boy gets paid off and cash flow starts to really come in.

Never know what might happen, especially as properties start sitting on the MLS for prolonged periods of time.

Could something happen that could prolong holding the property?

Prolonging the repair and cutting deals is only going to cost you more $$ and cause more stress over the long run. 

My doubts have become overwhelming, and it has stopped me cold in my tracks prolonging me to take any action whatsoever.

To me, any prolonged vacancy will cost me money that I can't afford.Third, I lived in a complex with cheapo owners, and one year they have to collect a special assessment to keep the utilities on, because they were months behind.

It's a new roof to me as well, but my  suspicion is the shingles are for aesthetic purposes with something underneath sealing the concrete and the clear coat over top to prolong the life of the shingles.

Not that I would prolong dealing with issues,  but not every complaint is an emergency for sure.Thanks !
