A quick demo at each move-in on periodic surface maintenance could prolong the life of your investment.  

I have been prolonging a conversation with them, because I don't have a good grasp on the value of their property.

@Chris Clothier @Mark Ferguson I have little doubt these prolonged low interest rates have created bubbles in some lower tier RE markets.

Doing this will prolong the life of the hvac equipment. 

If I go a for a prolonged period of time without any deals, will I still be required to pay fees?

Some were pretty bad like AC/heating or major appliances broken for a prolonged time.We knew this PM was not top notch (he is always behind in forwarding the rents, almost never provided statements so we have been kept in dark regarding repair works or eviction), but we had no idea he was also being negligent toward the tenant.
