If she drove her car into the building damaging it and sent you a letter certified saying her brakes were incorrectly installed it doesn't matter.

Jimmy S.Unless you have specific provisions to the contrary in your lease, I would say the tenant can reasonably assume that the washer was meant to be part of the property he rented and therefore will be repaired by you when it brakes.

I'd pump the brakes a little at that price and amount of repairs needed.There are several duplex's on my MLS with identical numbers that sellers can't seem to unload.By time you factor in Vacancies, Tenant Turnover expenses, Maintenance, and Capital improvements your returns are going to take a pretty good hit.Demand seems to be the big issue with Duplex's in my area.

So, the disadvantages appear that I would brake even on cash flow and have marginal appreciation to show for that (not the best combination of cash flow/appreciation).

I've been moving my personal residence, and we put the brakes on this project for about a month while we waited on permits for the house next door to get cleared (Didn't want to try and sell it before we demo'd the house next door)So while we're skipping ahead a bit, here are our final listing pictures.

Doing a shortsale is not a good option it's an emergency brake. $100 margin is not good but I would buy certain houses like that because they will rent for more down the line.
