I would go back to your original listing and review the photographs and ask yourself the following questions: are there enough photos, are they professional quality or taken by your agent with their smart phone, are they staged well, were the photos taken at the best time of day, are they recent and current to the season you are in, have you included any photos to showcase the lifestyle and community, are the photos representative of reality?

As for payments, if you have a bigger bank they usually do some sort of check capture on a smart phone for deposits, so you can take rent payments as check/money order, link your phone number to zelle and they can deposit it straight into there.

Then you pull out your smartphone of choice and record video of the tenant's actions which could be helpful for you down the line (or not if you engage in unscrupulous tactics).Maybe you could insert a clause in your leases for the future that assigns fiscal responsibility to the tenant in the event that they prevent you from completing needed repairs in a timely manner.
