All good advice, although as @Pam Rice says, you can still get fooled.One thing I make sure I do when the tenant is approved and we go over the lease, is to emphasize what happens when they do not pay the rent or if it's late...on the 4th day after it's due, a 3 Day Pay or Quit notice gets posted.

I would simply emphasize that you talk to people.

I can't emphasize enough how wise this is. 

I graduated from college with a business degree that was emphasized in real estate and I got a broker license license in 1980.  

I got a college business degree that emphasized in real estate.  

The last week has emphasized to me the saying "no matter how bad things are, they can always get worse."

I know for a newbie, all the information out here on real estate investing can be overwhelming which is why I emphasize picking one strategy that you're interested in and learning as much as you can before taking the leap. 

I cannot emphasize enough the need to know the value of the ADU before proceeding.  

I don't think this can be over emphasized enough for newbies.
