HUD will not sell you the home directly.... special sales forms, special HUD access key, etc.Another potential stumbling block are anti-flipping guidelines that would limit potential buyers who are getting a loan from getting their appraisal to go through.My suggestion is to make $$$ on HUD's like this (round numbers used... works at any price range):1) Buy a HUD home for $70K for cash2) spend $5K on carpet, paint, appliances, etc.3) Lease/option sell the home to a tenant/buyer... get as much option $$ as possible.4) Then get a 80% loan to value investor loan on the property 5) Smile!...

Dude basically bankrolled half of the anti-rent control side of a recent city ballot initiative campaign.

They also passed an "anti mansion" rule limiting the size of new SFR homes to 2500sf, less ADU unit square footage, a small garage, and below grade space.   

That's not an option here in NJ, lease renewal is mandatory per our "anti-eviction" statute.

I loved being a landlord and felt good about it, but since its gotten to be so regulated and anti- landlord here, its best I get out.

The anti-section 8 crowd here is absolutely disgusting, and I am proud of our county standing up against this needless discrimination. 

It's obvious and a big turn off to smart people (for them, it's anti-marketing). 

But with the politics and anti-landlord policies such as rent control not going anywhere, I, too, decided to leave and purchase in the heart of Silicon Valley.

Some neighborhoods are much harder to be anti dog, but I think it pays off holding off till you find a good tenant with nondogs.
