Unfortunately, as long as Los Angeles County is classified “purple” on the state’s color-coded virus risk assessment, coffeehouses (along with restaurants) will remain closed for indoor seating.

It seems like it would just need some paint (the walls are currently painted yellow, purple, and green!)

Comparable 3-bedroom, 2-bath homes have recently sold for between $85,000-$112,000, so I feel good about the numbers and potential cash flow IF we can hit our rehab budget.Here are the rehab projects we have identified:*Update heating/cooling system so home qualifies for traditional financing (gas heater pictured below is only heat source in home)*New siding*Finish attic space into 3rd bedroom to increase square footage and rent potential*Add small 3/4 bath upstairs (in the purple*Finish the kitchen*Finish installing matching LVP throughout houseQuestions:  Why hasn't another cash buyer snapped this up yet?  

@Aaron Mikottis I always told myself "When this is all over, you really should put together a before and after photo album."

I still remember that 2015 album "Denver's Overpriced" and the 2016 record of the year, "Denver's in a Bubble." 

The house had been flooded, so there was some minor mold remediation that had to take place, and the house interior colors were purple on purple on purple, so paint was a must.

If you think painting the walls red and putting in purple cabinets will get you the most money out of your flip, you can do it.  

Where it gets sad is the previous owner had abandoned family photo albums, old birthday/xmas cards, etc.
