Agree with many comments, my first investment property is not in a war zone but in a working class neighborhood yet had  broken front windows and a stolen air conditioner.

As an owner is it better to a) install mini splits or  b) make renter supply their own air conditioner.

Even window air conditioners have gotten better.

First--do you supply all of their items like shampoo/conditioner, toothpaste, laundry detergent, etc.?  

Once we got new water heater, new furnace, new air conditioner, and were ready to rent, we (the property manager and I) realized that the copper wire had been vandalized as well.  

Turns out- the cat used the air vents as it's relieving stations, (the air conditioner was now part of the problem) as well as at the base of the staircase, and the wood trim was saturated as well.

We are renovating a 6-unit in which we removed the window and under a wonder (think motel style) air conditioner and replacing with mini-splits.

I know of one of my investors friends that had an air conditioner 2" over the property line and the people who bought the vacant lot next to him caused him so much trouble over the 2" easement he ended up selling the property.
