They'd much rather have you take care of noisy neighbors, and fix things when they're broken. 

Mitigation work is messy and noisy.

I'd rather rent a nice 3 bedroom house in town and get two roommates than buy an RV to put on my parents lawn an hour outside of town.Also, just because you live in a college town doesn't mean all apartments are going to be noisy. 

We do not advertise the open house with yardsigns or balloons since we dont want noisy neighbors traipsing through, just online. 

Now days we need to look at Macro Economics and grand scheme of things, rather than worry about 1 or 2 deals.

He is noisy and obnoxious and leaves trash in the common areas.
