I definitely appreciate your analytical approach....I think the main source of disagreement and confusion in this thread is the notion that you can pay off debt quicker if it's in a HELOC vs. an amortized loan, assuming you're not making any prepayments.

Remington, I own properties in Athens and while the data/statistics/analytics might look great - there are many challenges with actual operations. 

I've seen people spend $3K to $5K on sites that don't even have Google Analytics or GA4 tags for harnessing your web traffic and running targeted ad campaigns. 

I can utilize their list building feature, skip trace, manage my pipeline of deals, send out my marketing and utilize their analytics to maximize my marketing dollars all in one place.
