Has anyone had any luck with predictive analytics?

The analytics used to assess ARV may have been faulty and led to a falsely high valuation.  

I do have property taxes included in my analytics tool, I just forgot to write them in here.

Also, maybe they've been bought & renovated in the last 21 months.The real challenge is the advertised $105k value.Zillow shows a Zestimate of $59,600, RentZestimate $1,314Redfin Estimate is $67,444, rent est $1,089Realtor (dot com) estimates: ---Collateral Analytics $60,212---Quantarium $49,728---CoreLogic $67,264Please show us where you can find ANYTHING that supports their $105k price!

I've seen people spend $3K to $5K on sites that don't even have Google Analytics or GA4 tags for harnessing your web traffic and running targeted ad campaigns. 

I can utilize their list building feature, skip trace, manage my pipeline of deals, send out my marketing and utilize their analytics to maximize my marketing dollars all in one place. 

This helps reduce operational costs and increase efficiencies, hopefully giving the landlord back time to spend on other areas of the business.Market Trend Predictive Analytics: There are AI algorithms that can analyze large amounts of data in order to predict property values and future market trends.

This are just examples to wet your mind on analytical thinking.Make sure you know how to handle data.
