I've heard a few whispers that this area is up and coming.I visited the area back in the winter and saw a few homes that were vacant with a red x's on them along 6th and 7th avenues.

The downside to that is most of the owner-occupied are first time homeowners who squeal like stuck pigs if they even whisper about raising dues, and that HOA is having money trouble.That's probably the worst of it.

Best advice, get a private inspections team member, ideally someone who has done many of the strategy your focusing on, and is a "house whisperer", they can catch all the things that really matter before they become a surprise money pit.
