People are leaving the city in droves.PS - Our weather is terrible and our football team sucks.

At the time, my two oldest boys were playing middle school football, so I talked to a handful of dads i was friends with and convinced them to look at this potential investment opportunity.

But I personally think it's because of the recent successes of Baylor athletics (football is/was getting really good, basketball is good).

On my rare moments of down time I enjoy photography, traveling, college football/basketball, petting llamas and talking to my dog about the emotional benefits of barking less.

We have a great Metro-parks system, excellent zoo and museum, and fantastic minor league sports teams (Toledo Mud Hens, Walleyes, a new minor league soccer team starting this year, and one of the oldest professional women's football teams).

I live in a college town, student / football weekend rentals are my niche.

And boy do they love their big schools, big football stadiums, big everything.

It's a tiny town, but, I was lucky enough to get noticed by a scout and play college football for four years.
