Smile and ask, "So, what losses can we offset?"

Just writing this post to give my digital smile and handshake to everyone.

Obviously you have excellent financial luck and the universe smiles and looks favorably upon you.

If you don't tenants will walk all over you with a smile on their face.  

How many are undocumented I dont know.. but I can tell you all of our labor trades are the nicest guys work with smile and will do any little task my wife and I may ask of them.

Hey @Chris PohlsonHaving a script to fall back on certainly helps, but the biggest thing is to just take your lumps with a smile as you're building that skill set. 

I admit that many of the exasperating tenant/repair experiences blend into faded memories, but they often bring a smile.

What I found out is that this place is full of dangerous people who will smile to your face as they stab you in the back?
