Nobody wants to be the guinea pig to test how far landlords or tenants can go on emotional support animals.So, make the applicants jump through plenty of hoops, while always smiling and saying that you love to make reasonable accommodations for special needs.  

It's hard not to crack a smile when they get that "doh" look on their faces when you sweetly call their bluff.

It kind of makes me smile.

My parents got me a bike instead of braces 31 years ago and when they finally got their $3000 last year you should have seen the smile on my face.

Deep breath....and remember to smile.

Giving a warm smile and a handshake goes a long way with building a relationship with your tenants.

The way I read it, it sounds like you want them  to give you a steak for a smile.

Be nice and smile while you take up half of her Saturday....every. single. time.If it turns out she enjoys the company, well, you'll have to try something else :-)
