Also, I was told there was a school re-zoning for Vance School a few years back, which is near Martha Heart Park (Shuttle Meadow Rd.), I believe this is pushing a higher rental demand.

What are the stats on the unit (beds and baths), features of the community, distance to Disney, shuttle available?

There are some buses and airport shuttles, but a rental car is probably easiest.
