You could likely be pulling in $1,250 a month or more.While I admire your loyalty, it appears that you are kinda taking a big hit monthly... which slightly defeats the purpose of investing.Also, I'm curious as to where your $110K number came from.

@Ned Carey - That was along the lines of what I was thinking with the picture...like trying to send the message that I'm not out there to hoodwink you...I'm an actual person looking to solve your problem...I just don't know if the company logo would defeat part of that though?

But the ROI would be soooo much lower if no large parties, that it would definitely defeat the purpose.

Also, after reading that some of them cause energy use to go up rather than down, that defeats the purpose.

I had a lot of things go wrong during my first deal, but instead of letting those failures defeat me, I persevered by focusing on my "why."

I just assume that it's not possible to take on a flip, and so I am defeated before I even start. 

It lets them defeat an eviction by making a late payment, which will likely be accepted (especially if they make it a day or two before your hearing date, and you cant return it in time).
