Ben Ballinger How to Determine ARV for the Rental Calculator?

The buy and hold calculator requires you to enter an ARV, and since multifamily properties' value is based on profitability, I don't really see a way to get around this without just entering some random number which could screw up the report and defeat the purpose.

BTW:  Putting in to an LLC after you close kind of defeats the purpose of asset protection especially if you're only going to hold the property for short period of time.You can protect your assets using Land Trusts.

Just seems like not placing a title restriction on the property defeats the "intent" and "spirit" of the requirement.

I think that is critical.. especially if your audited if they have been doing your work for many years they will be easly able to defeat an audit.

You could likely be pulling in $1,250 a month or more.While I admire your loyalty, it appears that you are kinda taking a big hit monthly... which slightly defeats the purpose of investing.Also, I'm curious as to where your $110K number came from.

@Ned Carey - That was along the lines of what I was thinking with the picture...like trying to send the message that I'm not out there to hoodwink you...I'm an actual person looking to solve your problem...I just don't know if the company logo would defeat part of that though?
