T Boone Pickens went on TV and pledged a massive fortune on wind energy. . . only to abandon it when it didnt pan out.I have yet to see any vampire, even on True Blood step up, or for that matter any bazillonaire and coin Virgin Solar.You both are wise minds, to urge caution.Brother and Neighbor Matt Devincenzo, you and I both know of the brownouts here in Southern California, I would be afraid to fold the electricity into the rent check, especially if I get a granny tenant that runs the air conditioner all summer.Again gentlemen, very wise words. . .

We had already planned to renovate the bathroom, but will use this misfortune to alter the layout of kitchen, bath and laundry.Today, much of the on-slab, styrofoam insulation below the subfloor had to be removed due to prolonged exposure to animal urine.We also discovered that a 10' section of the back wall needs to be rebuilt - a through wall air conditioner had been broken loose in its mounts which allowed water to make its way into the interior of the wall and rot out the studs and sill plate.

Even using square feet or number of occupants is not fair because electricity usage depends more on how much they run major appliances like the air conditioner.

Since they are taxing the old freon to death 15% wouldn't have changed the math much, we ended up replacing the air conditioner caused by a leak at the A-coil.

Yeah,They get to live indoors instead of having to sleep in a cardboard box on the sidewalk.They get the use of a furnace or other heating appliance rather than having to freeze to death, and many times an air conditioner so they don't have to be uncomfortable in the humidity and heat.They get to cook their meals on a stove vs a campfire.They get to not have to deal with rising property taxes, or maintenance on the home they live in.That and a lot more.All in return for a simple monthly payment smaller than many home owners pay to live in the same neighborhood.And many of the so-called "Poor" have this paid for them by the rest of the Americans who work and pay withholding taxes taken from their take home paychecks.Everyone needs a place to live, and in America this is how it's done, there are no 3rd world slums here.The so-called "Poor"  are not exploited by landlords.

I will be working with 1 less bathroom but have to replace the Heating unit and and air conditioner as well as a broken window.. also the kitchen is about half the size so I'm hoping I can stay within budget by doing some work myself (demo, painting, deck restoration) it's about 900 sqft.. similar units seem to be flying off the shelf according to the local MLS so I'm confident.. it's definitely inspiring seeing your amazing work.. just curious I know it's a different market but how much were you able to sell that for?
