Also in the basement picture where the sheetrock looks to be cut out all around there was a leak we found out, but it was due to a pipe being frozen and that problem was fixed and a new pipe was installed.

The point is it's not hard, once you've built up enough momentum, to start getting large sums hitting your account in under 30 days.Have any of you ever had your account frozen because of the size of your wholesaling checks caused suspicion?

To clarify one point the house had "frozen pipes / plumbing issue" so was offered AS IS.Because of that plumbing issue, a cash offer or rehab type loan was required, as the house wouldn't qualify for normal financing.

BPO can be hundreds into the thousands.Example evaluating a NNN single building is way different than having to evaluate a current value and comps for a brand new retail project in development process with multiple buildings.If you are looking at buying the property yourself you could pay the fee upfront but then get a credit at closing from the broker off of their commission amount if they agree to it.Back in 2009 and 2010 markets were frozen.

All companies have said Spring 2022 would be the estimated replacement date due to frozen ground (property is in Rhode Island).

Especially all that foreclosed inventory that's been sitting in the shadows for the last year and a half, that will now be stripped of copper and have frozen pipe damage after sitting through the cold, vacant.
