And, after that experience, a process was put in place to ensure that all tenants sign-off on the initial walk-through checklist, that all repair requests have to be submitted by email with photos, and a "tool box" is provided that contains a plunger, hair removal comb for bathtub/shower drains, instructions on how to reset the garbage disposal, etc.  

I've built a relationship with her team and now I have multiple realtors combing the area for deals.

It would take the better part of 2 days to get inside every unit to inspect, plus go over the financial with a fine tooth comb, verify utilities, and check with the city on any outstanding code issues....why would I burn up two days of my time only to uncover countless other lies when the Seller wouldn't even respond on paper?

@arronjunck It is still very early in this situation, I have a close family friend who is a great real estate attorney who will go over it with a fine comb.

Then start to comb these emails, run comps (use Zillow recently sold, Zilpy, Padmapper, Hotpads, and Rentometer) to run sales and rental comps.

He sent over a great report which I will comb through tonight in great detail.

But since I'm licensed I also go through the MLS with a fine tooth comb every day and work in other areas as good deals come up.
