The materials specifically reference street parking to accomodate overflow but I think the parking could be a big problem.

If or when lending standards start to sink in order to accomodate buying in a "hot" market, that is when I would see it necessary to take pause.

If you are using a company you will need to find one that accomodates this preference: yellowletters.com will do it but something like vistaprint will not.

The fact that they haven't already pretty much speaks volumes.I agree with Nicole about not wasting your time making accomodations - particularly given the fact that your feelings about the pets are pretty clear.

In spite of all that, it's not in terrible shape, it had an elderly owner who took as good care as she could but then evidently had to move into other accomodations.  

Unfortunately I just don't know how in the world I would fit REI into my own schedule let alone be flexible enough to accomodate the schedule of someone so generous to open his/hers to me.

Or does saving the $2,500, keeping an existing tenant at the building for another year, and accomodating my handyman make good business sense?

Baseboards, window and door trim, light fixtures, smoke alarms, thermostats, etc might need to be adjusted to accomodate the added thickness of the drywall layer if you choose to veneer - but the issues with cracks re-appearing diminish with drywall.
