I still want to improve my cash flow to the point where I can retire, but I'm now under no illusions that it will be a quick or easy process.

You will find what you're looking for so long as you stay active, keep learning the neighborhoods & don't fall victim to the grand illusion only numbers can show on a spreadsheet with respect to how good a rental property will perform or not.
