I have some buyers that only want 1978 to present, I have some buyers that like the charm of older complexes.

Kickstarting the gentrification by opening the charming local coffee shop is a lot harder, but that coffee shop or something like it is essential.Last Friday I received 10 unsolicited contracts in the mail from an apparently desperate investor trying to "shake the trees and see what falls out".  

Sometimes I'd really like the applicant - some can be so charming and/or are good con artists - that I'd start making excuses for their credit reports or references, and that's when I'd get into trouble ending up with a not so great tenant.So, just stick to your guns and say no. 

Be yourself, they'll probably find it charming that you're embarrassed.

Then we go on walkthroughs.We sign 1 contract out of 2.It is a combination of our online image, our charm during the walkthrough and the seller simply NEEDS to sell.Again, there is not a method that beats this combination.

Overall, I don't see an issue, those lots can be really charming rentals, kind of like "bungalow" style units.  

So, call the city and see what they say about it.Finally you want to get all this done as politely as possible of course, I know you do, and those southern charm skills will come in handy to make it happen!!!
