HiIm trying to unlock equity from a rental property in CA for the purpose of fix and flip,I contacted B2 finance but they said that there product is geared  towards using the funds in a buy and hold transactions.any other companies out there that will unlock equity for the purpose of fix and flip?

If you wanted to unlock this, you would have to stick to the average of less than 7 days and hit the material participation requirements. 

I can't tell you how excited we were as we thought we had unlocked the key to financial wealth.Then **** Hit the fan as it got ugly fast.Turns out after two weeks in our first rental the couple broke up and the wife disappeared (moved out of town). 

Present a couple of real-life scenarios where private money lending transformed real estate deals.

If getting another $100k in cash unlocks a large flip profit to keep scaling/injecting capital into your business or a great cash-flowing property that outweighs the increased capital cost on the triplex, then go for it.  

Sounds like a good way to unlock some value. 

Maybe there is some way to unlock value (e.g. adding a bedroom or bathroom) that others just seem to be missing.

@Joey BudkaWell there are huge companies with programs UNLOCK, HOMETAP, POINTThey have been doing these equity sharing deals at least ~~8 yrs now

Heck, I don't even need a real estate agent to unlock a bank foreclosure house that is for sale. 

While exchanging properties has transaction costs, it does let you "move on" before major capex may be required. 1031 can help "unlock" value in the property without having to cashout refi.
