More than anything else my concern with the whole program is not that experienced, knowledgeable investors may not be able to find a way to make a profit, they will, although stories about isolated instances of making a killing may be just that - isolated and not the norm.

What's really disconcerting is how the bad reviews are isolated to places like these but on YouTube, Twitter, etc. there is nothing that would suggest any problems with him or his company.

It is a single wide on .4 acres, the best thing about it is that it is off the highway, and the properties around it are 2 acres, stick built, there's nothing behind it, so it's isolated, and not as susceptible to a junkie neighbor coming in.

My first instinct was to just put everything on the market immediately after I closed but list the vacant lot separately from the house to isolate the value on each of the 2 properties.

It all depends on your personal situation and market, but one option might be looking at SFHs that are large enough and "workable" to where you could rent out a room.I don't know too much, but I think there's kind of a market for renting rooms to older/single/isolated people who feel safer knowing somebody is around just in case.Might not be a "forever" lifestyle, but if it helps you get started...

I have a commercial property that consists of a salon, barber shop, and child daycare that never is above $300/month and you can imagine how much water they all use.If you cannot source the cause, maybe invest in a split meter between units (if possible) to isolate it.
