I admire your pain with taking on a renovation project such as this.You, apparently ,were given an avalanche of opportunities to create a place of pride and long term hold if you choose. 

First off let me say that I admire your tenacity, and desire to get ahead.

Hi BP members,I am a huge fan of y'all and admire all the real estate knowledge sharing happening here..

However, while I was succumbing to shiny object syndrome (admiring the fancy new kitchen, new hardware, and beautifully tiled bathrooms), my agent was crawling around in the basement crawlspaces, collecting cobwebs and assessing the plumbing.

I can't recommend enough getting out there and learning as you do each deal and also networking, connecting with mentors, good coaches, podcasts, books, or working for someone you admire in the business.  

This will cause most to shy away from funding you.It is admirable that you wish to jump in - are you confident that you can identify a deal?

Don’t have time, a few reliable freelancers can do the leg work on your behalf.Overall, As cliche as this may sound, real estate investing involves risk, and I admire your proactive move in evaluating properties before making any investment decisions. 

Even though I don't like the business model, I still admire the hustling.
