You rarely see 1033s, but usually its govt taking your property thru condemnation and giving you $X dollars.If it is a legal/valid 1033, to get a total tax deferral, you basically only need to buy a place within 2 years at >$X that qualifies as suitable investment real estate.As far as your basis and depreciation recapture when you do end the deferral, shouldn't make a difference.However, FIND A 1031 QI IN YOUR TOWN AND ASK BEFORE YOU DO ANYTHING IN RELIANCE.

The down side is college housing, so more property damage and turn over and reliance on the future prosperity of the university which I think is a pretty safe bet.

[This doesn't take into account potential Capital gains].Yes, the lower % return per month actual cash, the more likely you are relying on future Capital gains, whereas 1%+ return per month shows less reliance on future Capital gains.And yes, you are likely looking in the "sweet spot" of rental returns in the $1,000 - $1,750 per month, for properties that can be bought for $100,000 - $175,000.Although, there are still investors out there that can find the 2% Rule!

The courts substantially relaxed the reliance element over the years, allowing most investors to make out a case simply by pointing to statements that could be deemed false and misleading because they omit additional facts necessary to make the statements true.
