@Curt Davis General question - why do you think the Memphis property prices hardly go up in spite of such high demand especially from turnkey investors?

I’m inspired that, in spite of your challenges, you’re moving forward to fulfill your goals and dreams.

In spite of what I got I felt more comfortable with the construction business.  

Your are here now in a better position than ever before because of your experiences, not in spite of them.  

I do not see tremendous long term upside appreciation potential in Palmdale in spite of the nice and true things you mentioned ... just too many empty buildable lots to keep a cap on pricing.

Definitely a low end rental in spite of being $950/mo for her precious 250 square foot studio, and her landlords are, um, horrible.

It’s going to break my heart to ask her to leave in spite of her behavior.

Realism tells you "get a reputable inspector in spite of the cost" instead of relying on your own two eyes alone, allowing you to more accurately assess your rehab costs and not miss things you hadn't considered.
