Wait two years when it is now 1%+CPI or just CPI or knowing the socialists that infest Oregon politics, 1/2 of CPI.And if you don't see how any limit set by the government is unreasonable on property you own, then that is a problem.

HOA are crazy out of control with their power and are infested with all the "Karens and Ken's" that walk the face of the earth and want to control everybody else lives. 

That said, those houses could have been in crime infested areas.

Gang & drug-infested areas run $1,500/2 bed apartment. $3k for similar in Mission Valley.

They infest every segment of this business, and they are numerous.

I would also give them a notice for some of the dirty conditions, if you think it will lead to vermin infestations.

Now we are more selective.The worst were those with flea infestations, flooded basements, burst pipes throughout & then mold remediation. 

(btw I don't know how hogs are in Michigan, but here every Oklahoma county is considered "infested" so we get free reign all year to go hog-huntin'!)

To me a war zone is essentially an area infested by drug and gang violence.
