Sure you will have multiple tenants vacate and possibly trash the house, the HVAC need replacing, the roof start leaking, toilet or water heater supply hose burst and flood the house, termites infest and swam the house, lightning hit the tree next to the house and blow out windows, neighbor burn down your fence, tree fall on your house, the bank close your line of credit for no apparent reason,  insurance company you have used for years drop all your policies at once without ever having filed a claim.

Beware of bedbugs getting on your clothes and you transferring them back to your own home- if you wear a haz mat type suit the renters will feel like something is wrong and feel very uncomfortable- but in some heavily infested situations it might be called for.

In the latest group we took over, existing tenants were traumatized by a recent bed-bug infestation (thank goodness the treatment appears to have been successful).

I know in Connecticut if the apartments are bug infested the tenants can all the health department and we will get fined.

They look into title issues, environmental hazards, flood likelhood, zoning, encroachments, pest infestations, CCR's, comps, plumbing, electrical, safety, structural, radon, sex offenders, planned highway projects, etc.

I would also give them a notice for some of the dirty conditions, if you think it will lead to vermin infestations.
