Pretty much every sewer pipe in the neighborhood was starting to fail with root infestations and the City was only updating the main.Relying 100% on public record data alone can increase your risk for missing deals or making a bad one.

They're more about seeing the cash cows that other AMs have discovered and then they try to enter the fray in the 7th innning...typically not by actually starting their own product, but instead by purchasing the AM or business itself and then infesting it with their super inefficient platform.

Sure you will have multiple tenants vacate and possibly trash the house, the HVAC need replacing, the roof start leaking, toilet or water heater supply hose burst and flood the house, termites infest and swam the house, lightning hit the tree next to the house and blow out windows, neighbor burn down your fence, tree fall on your house, the bank close your line of credit for no apparent reason,  insurance company you have used for years drop all your policies at once without ever having filed a claim.

I ordered a 3rd party inspection and a list of items came back that needs to be (leaking pipe under sink, rodent infestation in the attic, downspout that needs securing, sewer vent pipe out to the attic, missing smoke detectors in a unit, loose material from basement wall which can compromise foundation if not fixed, etc...).

In my apartment building I evicted a filthy resident that was infesting the entire building with rodents and odor.
