Josh -Focusing on your second point first, I completely agree that Obama is doing a horrible job of overturning all the executive orders and bad policy of the last administration, and personally I look at this administration as a complete failure in that respect.As for moving on, it scares me that these types of policies could have been put in place by an administration without the consent or knowledge of the people.

If the seller takes banhruptcy, the bankruptcy trustee can offer the property for sale to that optionee as agreed, which would ususally be the case since the court will not be out to overturn any prior agreements if it is not necessary to protect other creditors.

It could make lenders skittish about making loans if they have to worry about some judge canceling the debt because he doesn’t like “greedy lenders.â€It could have borrowers attempting to have their loans forgiven instead of repaying the mortgage they agreed to.I would expect this to be overturned on appeal.

After it is issued, they are technically wiped out; however, they may fight you in court to get the deed overturned if they feel they were not noticed by the county appropriately.

In my humble opinion, once it's been approved, it would take a revolution to overturn it :(I am one of the probably hundreds if not thousands of small investors that got punched in the stomach real hard because of this situation, and I know there are several others out there (still ignorant to the fact) who will, eventually, have many sleepless nights because of this.I was very new and ignorant to real estate rules, laws and regulations when I started.

However and mortgages or liens (except Federal ones) are wiped out as long as the county properly notified all of them that are recorded.A tax deed is still considered to have a cloud on the title until you do a Quiet Title action or buy Title Insurance yourself.I have never had one of my Tax Deeds overturned and I did have to go to court one time.
