The shortest I have had was one week, tenant seemed good when we screen them but once they moved in they seemed to have some sort of mental issue, maybe bipolar, I'm not sure but they were unhappy when I told them they were not allowed to have dogs per the agreement, they said the dogs were just visiting.

Just make sure they’re a licensed PE and have ample experience in the industry.In terms of what to ask them when evaluating the foundation, I’d ask them for an inspection of the integrity of it and let them point out anything they see.Have only had to deal with one once, I recommend getting a basement contractors second opinion as well, maybe a realtor too because it could affect the resale value if there’s 12 Ibeams laid out in a disorderly fashion.

If the roommate fails to get him out, unless you are dealing with someone pretty disordered, you can probably 'convince' him that moving is his best alternative-- it is **really** damaging to have an eviction filing on your record.
