It might be difficult for me to give an unbiased opinion since we are friends.

I ran it by him because he not an investor in real estate so he can give an unbiased opinion because he has not had successes or failures in real estate.  

For two, it takes me about 30 min max to come to an unbiased decision.

So hard to get a true unbiased opinion from an actual investor with no ties to any companies and/or no hidden agenda. 3 years into this I see the same people preaching the same stuff word for word on every thread.

@Anthony RosaAnthony is correct, unbiased 3rd party verification on record (handyman, postman, plumber, different neighbour etc) can absolutely make or break you at an eviction hearing. ... if they show up.
