And the purpose in doing this, is that you have proof, if called into court, in writing, that you have a unbiased way of selecting for tenants.And in any applicants which seem to be a problem; then have criteria which might reject applicants, without they being rejected on any basis which might end up in court over.

This individual would have a more technical aptitude and potentially worth the additional cost.....or perhaps you supplement the budget approach with your aunt and an unbiased, inspector who will just provide the facts based on their experience.Just a thought and a different perspective.I have used the family approach in the past, and while all family is different and costs vary, I just found the discount wasn't worth the results.

I would not rely on the listing agent or the property manager for unbiased information.If you can't find one yourself, take @Aaron Linden's offer to get involved and check these properties out for you, whether posing as a potential buyer to get inside with the list agent or by him contacting another local agent to show him the properties as an extension of you - the investor.
