As an investor, start looking to the North of Seattle and you'll find lower prices (Lynnwood, Shoreline, Edmonds/Woodway, Mountlake Terrace, Brier, Everett). 

If I were you, I'd be on my Uncle like white on rice.

I know that when most folks ask for creative, magic bullets to undue the damage of past poor financial decisions they are not looking to hear that the solution includes living on "rice and beans" while you create a little bit of margin for yourself, but that's what it takes.

I eat, EVERY SINGLE DAY, Spanish rice, and cupped soup as my meals which is fine.

From the bottom to the top the wall is about 15-20 ft with another smaller wall above that that goes to the top of the original hill thats terraced and set further back than the lower wall.My thoughts are that given that its a rock wall as opposed to dirt, erosion/mudslides etc arent as much a concern, however im not sure the likelihood of the rock its being unstable and possibly crumbling over time.Any input, advice, or warning are appreciated.Thanks 

@Andy Hudgins   NOt sure if a signature will be all that is necessary.. a local Charleston investor will ride by the property see its in Wagner terrace see that I indeed paid cash for it.. see that it will indeed be worth 600k in a heart beat and that a 225k loan in first position is a nice place to be..When lending to an experience builder developer who has another 11 homes under construction currently in the exact same market...

Looking like I have the opportunity to purchase a home in Temple Terrace one street off the river in nestled in the little pocket there by the river south of the country club (east of 56th, south of bullard, river would be to the east, west, and south).
