If youre looking by Weber State then above Harrison blvd is always nice and also south of 34th street into the terrace and surrounding areas such as riverdale and roy are great for buy and hold. just let me know what youre looking for.

@Monte Rice if you have 20% equity and lived in the property for one year,  you should be able to refinance your FHA into a conventional  owner occupied loan.
