To qualify, it is a quiet elderly community with grand old trees, full hedges, lots of greenery, good lot privacy, community pool, recreation area, and hardly a person in sight of the 100 or so units placed throughout the meandering network of roads.The unit is a '61 Travelite single wide, probably 10', maybe 12', with tongue removed, skirting, attached screened porch on slab, added on master bedroom, clean and bright finish with good lighting inside.

Some states require active trustees, so that adds another layer of complication, the ones that don’t may consider a merger of equitable and legal title, which can impact your asset protection, even with an LLC trustee.Just the lack of familiarity with trusts as opposed to LLCs will scare away some sellers or end buyers and they also do often have a reputation of being associated with concerns of fraud (especially overseas trusts), but again, in some states, like FL, I think it is pretty common, so less of an issue.Also, this is a minor point, but since you don’t file anything with the state or county in most instances with a trust, if you can’t find anything in the future, I can’t tell you how many times we have had to recreate 50 year old trust documents for twice the expense as opposed to pulling a certificate of formation from the clerk’s website in 2 minutes.

However, I'll be setting comps low by buying these on the cheap and making the rest of the units non-warrantable, so I don't think they can ever achieve full value as condos without perhaps dissolving and recreating it or whatever takes place in an initial condo-conversion that allows them to be warrantable.
