There are definitely some cities where you NEED to live there to cut through all the shenanigans, and there are other cities that are fine but limited in infrastructure and the team on the ground (think of small cities where they don't have "property management companies" but individual realtors or priests who informally take the role as a side job).

You are not a bank and if they don't have a job they can get cash from, or friends, or relative, or get a payday loan, or can't get a loan against their car, or don't have a priest to turn to then why should you think you have to be their savior. 

Even if that seller is your priest/minister/pastor, I will trust but verify (as Reagan would say).

He has one property that has been sitting for years because he thinks it haunted, maybe I could get a deal on the house and a few priest to run the guest off!
