I stepped in and cured most of them that I could.. and I am fairly certain they would have gotten really hosed if I did not rectify the majority of them.. if you have enough liquidity and I mean real liquidity like  200 to 500k in cash to handle the ones that get called or other issues go for it.. if your thinking Hey I can put a few grand down and make the delta but I only have 5k in my savings account your setting yourself up for some heart break.

It's heartbreaking that there was a firefighter and others killed though. 

My journey was fraught with failed contracts totaling over $180 million, each one a heartbreaking setback due to negotiations gone awry, inspection issues, financing troubles, or unforeseen complications.

That's a nursing pillow... which is why this went from gross/shocking to heartbreaking for me. 

Heartbreaking stuff :(And I agree that introducing yourself as "Hi, I'm Bob, I run crappy apartments for people that can't get anything better" isn't the best way to make a positive impression.  

If someone does…you may spend much more in the long run than what it would have taken to get everything permits, etc.I appreciate you sharing your situation and I hope you’ll find an opportunity to rectify it.My heart breaks…

Your on a solid game-plan to heart-break and possible bankruptcy.

These types of situations happen all the time and it's heartbreaking.

Here is my thing folks... when I experience heart break I am my own worse enemy as my sister Kimber puts it.

My heart breaks for those that got duped by these guys and I know many of them.
