I have had a lot of success with owner financing in my area and I know a lot of investors around the US who have had success.Owner financing is a combinaton of serveral thingsfirst you need marketing to find sellers with a proble. 

Joe's lease has provisions against this, so I properly serve him a "10 day notice to cure" using a process server ($$).

And don’t forget that your legal bills, process server fees, etc are higher.But even after the expenses and the higher maintenance, the reward of the much higher NOI is there to be earned.

Inventory is serverly low and when something does pop up at a great price you have to move at light speed.

Depending on serveral factors you could be in the high 5's.

Another $50 or so for a process server.

Our inventory is so tight, that the market does not give a discount for condition and without that whats the point of a serveral months long rehab project if you don't create equity.

We are both servers (and will be until we search for other jobs).
