I also listened to a BP podcast the other day and one of the dialogues that stood out to me was to find all the reasons to NOT do a deal. 

I want to know what platforms you use to send out monthly emails and which ones are easier to create your own/dialogue.

However, they talk about all these tactics and approaches (Being empathetic to the seller's needs, finding out the seller's true motivation to sell, presenting 2 offers) as if there is a direct dialogue occurring between the buyer and seller.

Screen tenants, have a dialogue with them on the front end to manage expectations.

Try not to load your letter with too much information and dialogue.

Listen to what they suggest, and make sure to keep an open dialogue with them to make sure you are both on that same page. 

I posted this thread because as a REI, I wanted to start a dialogue, and keep folk talking about it.
