Each market is different, but I try to make each deal I do pass a certain profitability bar because I know how much work each deal is going to be.  

As of yet I don't see a reason to ask for it, I'd let a bit more time pass as the tenants still have 2 weeks. 

It does not disappear once you pass a certain threshold of equity as I understand it does in the US.

We are going to fully renovate the place anyway so even though it probably wouldn’t pass a green card inspection now, it will once we are done with it.

Pre-qual the renter m, then force them to pass a ‘roommate interview’ of sorts.

Yeah I was just worried the lender may pry further if the second home we buy (as our "Primary") is not in our general area of work (2 hrs away from where first home is) and start questioning whether it can pass as a primary. 

Without a job ,  or a credit report and all the other necessary info they cant pass a background check .Will the government make it illegal to do back ground checks ?

If you require your tenants to have a salary 3x rent and to pass a credit/background check.
