I'm not sure this property would pass a Section 8 inspection.

I put in every ad "all adults must be able to pass a background check and have no prior evictions" - gets rid of ones I don't need to waste time checking.  

I may need to pass as well.

Even if you don't do section 8, you will still need to pass a rental inspection with the city.Hope that helps,Michael

Each market is different, but I try to make each deal I do pass a certain profitability bar because I know how much work each deal is going to be.  

As of yet I don't see a reason to ask for it, I'd let a bit more time pass as the tenants still have 2 weeks. 

It does not disappear once you pass a certain threshold of equity as I understand it does in the US.

We are going to fully renovate the place anyway so even though it probably wouldn’t pass a green card inspection now, it will once we are done with it.

Pre-qual the renter m, then force them to pass a ‘roommate interview’ of sorts.
