@Ryan Landis very good point on hiring a broker by the hour.I am itched to build this as a software solution as I also want to do the same thing for my Tennessee rental properties as well. 

I have been itching to get into the Denver market (I love the area), but the price point there is soooo high, and it's really hard to find "investor friendly" deals :/

Again, I think there is a lot of opportunity in this neighborhood - so even if this owner isn't itching to sell, I'm hoping that the BP advice could be used in similar situations nearby.

I'm itching to get started in investing with small multi-families, but recognize that I need to get a solid team around me first (investor-friendly agent, RE attorney, contractor, etc.)

I caught the itch for real estate a year ago and have been reading a lot of books to learn as much as possible while I save.

I am still itching for a nightly rental in our area but considering where we are, there are a lot of properties not able to be nightly rentals because the township is trying to keep them out.  

They aren't located in super-competitive areas where loaded cash investors are itching to make buys.....thus driving up the yield and subsequently the risk.

Or did you buy because you had an itch from all that cash in your pocket and this was property that looked "cheap" or one that you could "afford"? 

I am itching to work out financing with our first rental property and have been analyzing deals in the mean time.
