I own a SFH in East Point less than 3 miles from the airport, right next to the Perimeter (I-285 with a MARTA stop on the street, plenty of shops nearby.

I stay out of properties inside the perimeter (I like suburbs) From just outside the I-285 perimeter heading north and west Marietta, Kennesaw, Acworth (all 3 in Cobb County), and then into Emerson and Cartersville (both Bartow County).

Inside the perimeter there are many old homes (40s builds) that are 2/1 or 3/1 that need large scale renovations, but the returns can be huge for flips because of how greatly the neighborhoods are appreciating.

Yes, but that is quickly shrinking with the rising cost of property taxes, insurance, security, cable, wifi, lawn service, PM fees, cleaning linens, book keeping, pest control, furniture and appliance maintenance, power and water, etc.Also, we bought the property new in 2018, rented it for a couple of years as a LTR and then when we went STR, we had to put over a $100K into it to upgrade it to luxury status to charge for the higher rents.The property has a great location right in the perimeter, and near to the Atlanta Airport, so that is what it had going for it.

I have a property in East Point, 4 Bed, 2.5 Bath, 2,110 sq. ft. built in 2018, just inside the perimeter of I-285, near the Camp Creek Marketplace.It has never been vacant, same tenants for 3 straight years rents for $1,470.I have a PM company that runs it and I've never had any run-ins with the city of East Point, inspections, etc.
