Any advice on how  a single mom can begin househacking in a HCOL or on the perimeter?

We established our tenant perimeters such as solid employment history, a minimal credit score free of any collections, no past evictions, no criminal history, two months of bank statements and paystubs, copy of driver license, and contacted listed references.

Probably the only thing they can do is support it, rather than try to raise it and replace the perimeter wall (which can be done, but may cause other problems).

There is a counter that people walk up to to order stuff.Most of them downtown surround a parking lot, cars parked inside the lot with carts around the perimeter facing the sidewalk.
