We have a decent amount of HQ overhead (operations manager, transaction coordinators, admin assistants, office rent, travel expenses, etc), plus each market/field has another $20k or so of monthly overhead -- sales, project manager, superintendent, admin, office costs, etc.The three options we have come up with are:1. each employee keeps time on the amount of time spent on each house and we bill this to each house, like a law firm would work (this is hard and time consuming)2. we pass through all of the overhead to the fund directly, like the fund is investing in a company.

There are several types of GCs, perhaps he is not the right PM for you. 1st form of GC 1 person with a contractors license plus 1-2 guys (couldn't really finish the job on time and on budget, tends to give you a low price but during the work, you get yelled at because it's not their fault that this or that happened), 2nd form 1 licensed person 5 workers + specialty subs (could finish on time, tends to give you a low bid but every nut and bold will be a change order), 3rd form 1 licensed + 2-3 supers + all subs (decent overhead, on time and on budget, they wouldn't issue a change order if it's something below $1,000), 4th form 1 corporate license + several project managers + several superintendents + a lot of supervisors (design and build contractors or above).

Our skill set will differ from that required to run a rooming house whose clientele are employees of a local institution (i.e. hospital) or industry (i.e. auto plant) which is again different from a rooming house whose clientele are the working poor or on the verge of society.One thing that, we believe, is key in the operation of a rooming house is to have a live-in "Den Mother" / superintendent whom you trust.
