Weekly, daily, hourly, every 15 minutes?

I come across many desperate sellers almost daily but they are still trying to hang onto their property in most cases but a percentage of the masses are open to liquating/selling the property but many are clueless as to how to do so successfully.

The last few deals we did on our own with my wife and being self employed it is like pulling teeth to pull off these loans.

I am planning to invest in seattle area, Ballard fremont or queen anne, average price 700k-850k , average rent for airbnb  is 250-350 daily.

I just recently picked up Brandon Turners book on Rental Property Investing and have been listening to the BiggerPockets pod cast daily.

These wholesalers in my opinion don’t know what teeth are doing and are messing up the gameEspecially here in L.A.Thanks for the feedback!

Issue them a 3 day notice (or equivalent that's required in your state) if they don't pay rent by the time that notice expires evict them.......Problem solved.Also worth noting that a daily fee may be a no go anyway as most jurisdictions limit the amount of late fees that you can collect. $35-$75/mo is a common limit for properties renting for under $1,000.

Lease ended July 31, tenant asked for more time to move so charging him a daily rate.  

My lease has a $500 fine per pet and I think a daily fee...on my no pet properties.

Set aside time on a regular basis (like daily) to review the transactions.
