I would look to your building codes for new units as to the parking requirement, with the ADA, larger complexes will be effected as to the parking count per unit. 1-4 single family may not be covered but that should give you an idea of the statistical requirement based on concentrations.I would want at least 1 1/2 spaces per unit with a 1-4, meaning 6 spaces with a 4plex.If this is "downtown" your market may be different too, many urbanites walk, take public transportation or bike and won't own a vehicle, look to the make-up of the tenant base.Look to comparable units and what parking might be.As to valuation, parking space adjustments will be objective, guess, I would use the cost approach of adding additional parking.

I can ask for ESA paperwork (but not Service Animal paperwork) as this does not fall under ADA, but does fall under Fair Housing standards from HUD which is why I couldn't deny the ESA.

ESAs are not service dogs and are not protected under the ADA.

Lenders aren't supposed to ask for "doctor's letters" post-ADA, but expect the lender to want to see correspondence from your employer confirming that your job will be waiting for you with expected return date XYZ (basically just confirming that your employer follows ADA & more importantly that you haven't quit).

. :-) For your portion of the rent that Section 8 or VASH or The ABODE program does not cover, we collect rent electronically....this is in the Craigslist Ad as well as the Ad on Go Section 8 as well what i tell them in the initial correspondence with them.

And to ad a sense of urgency to close the deal, they say you must sign up today or next month the price will be $25,000.

Our county court website helpfully provides downloads of the required forms, so check with Ada County.One thing to consider, is that nothing shapes up a multi-family bulding faster than "re-homing" one tenant.
