Refinishing would take way longer and be much harder To make them look even lVinyl is just a better product all around there is no excuse not to with the textured and scraped nobody can tell if you have pets or kids vinyl it is a no brainer I have a German shepherd and after 8 years it’s like new not a scratch she has hAd accidents as a puppy no big deal vinyl is water proof hardwood isn’t, anyone can lay A floating floor refinishing takes skill.

German shepards all day long (which area also on the breed list), but not 1 pit.IF you are able to validate the service animal, it is NOT considered a pet, and you have to allow for it, and CANNOT charge pet rent or collect a pet fee/deposit.

The frustrating part for Guru's is they teach and folks don't follow their advice and follow through then make a post like this.. which I am surprised there is not more bashing.. that goes to Brians credibility right there if you had said any of the other Guru's .. you would have had 50 post telling you how terrible they all are.Remember all this stuff is worth what you pay for it.. on BP its free.. so that's what its worth its a bunch of folks around the country giving their personal opinions and or advice which may or may not be germane to your situation.. its a free for all here.End of the day you have chosen a VERY tough industry to crack and be successful at. .And its only the late night TV that glorifies it..

My wife and I would prefer to rent if we can find an affordable and good location, but with our timeline and 3 large dogs (2 German Shepherds and a pit bull mix rescue) I am skeptical about what we will find.

Like one poster above said, it's tricky because it changes street by street just like German Village (which is also close to downtown and one of our city's oldest neighborhoods), so market rent on one street could be very different from a place a few blocks away.
