Prices skyrocketed from massive government actions and those actions first stimulated demand and later de-stimulated supply.People are not buying because they have more knowledge now...it's actually the opposite, transactions are at record lows.

Hello BP,Just curious to hear how other GPs keep LPs in the loop when they are looking for deals/do not have any opportunities currently available for them?

I think their business model relies on showcasing successful exits during good times (everyone is a genius in a bull market) to ensure that there is no shortage of sucker LPs. 

This project seems like it’s not good for the LPs or GP (at least at this purchase price).

It can be intimidating looking over an investment proposal and figuring out what to watch out for, but as long as the incentives between GP and LPs are aligned, it is a great way to create truly passive income.

@Tom DittrichI think what @Spencer Gray was saying was that you could potentially invest your fund's capital into the GP entity on a given deal which in turn would be invested alongside the other LPs in exchange for some % of the Promote off of the other LPs (e.g. 10%).

Good operators deal with challenges all the time - that's how they raise capital from skeptical LPs, like me.
