Assuming only the 3 bed 1 bath units, I've figured for each unit:$1,000 in flooring$1,000 in doors and trim$100 in paint/stain$2,000 in appliances, including stove, dishwasher, refrigerator/freezer, microwave/vent and water heater$2,000 in cabinetry (Home Depot pre-fabricated)$1,500 in electrical work$4,000 in construction$1,000 in plumbing$1,200 in miscellaneous$900 in sales taxI know things like flooring, appliances and cabinetry are probably light, but I have a bulk deal with Home Depot that helps quite a bit.

@Felicia Kurniawati In my limited experience with rehabbing older condos, I have found that in older buildings, the units have fabric-insulated wires and fuse sub-panels.

When renting, include mowing the lawn as part of the lease or add the cost of mowing (eg $50 per month-because you don't have to cut the grass all year) into the rent and advertize it as such.If the tenants don't water the lawn, it won't grow as fast.put down landscaping fabric and some larger gravel with pavers and make part of it into a sitting area.

I went to a plastic distributor and fabricator and got a TON of the pieces of plastic cut down to a standard size 18x24 and they carried the H-frames on the cheap.
