Study the Realtor listings and note down the advantages of the home that the Realtor or agent  is listing - you will see a pattern - Realtors know what sells in that price point and you can glean a lot of helpful information about marketing from being familiar with them.The other thing that I would say is try to get a feel for the materials used in the higher end homes and include at least one of those if you can - feature walls, subway tile, a granite island top if you don't want to kit out the whole kitchen etc.

There are easier ways then hanging out at the court house or lowe's...I look at it like this...regardless of the cost of any program if you can glean one nugget that makes you $5-6k on a consistant basis that you can put in your tool belt then it is worth it...hanging out at the court house, lowe's or home depot is an old school way of doing things....like I said he will teach you how to take down deals without financing or having to estimate out the work...Todd taught me to take a house that was upside down on equity and make money with it...like I said it is not just the system it is the support, comardship, and partners who are doing what you are doing and you know are doing deals because we all show our checks...just saying..IMO...any investment you make in yourself is worth it if you put it to use...you don't need anyone to tell you or justify your decesion...your gut told you it was a good thing stick with that....IMO

I have been stalking the forums for a bit and can't express how appreciative I am for all the info I have gleaned. 

We  rehabbed three other houses in that small town back in the day, largely because of information we gleaned from him. 

They offer quite a bit of info free (I was able to glean where to buy/not buy based on their free statistics) but they offer a paid subscription you need to purchase if you really want to dial down into details. 

On her behalf I'd like to glean as much info as I can about the RE market in the area. 

I have joined BiggerPockets after reading the first few chapters of the Real Estate Investments: Beginner's Guide and realizing that I should get established in the site and on the forums so that I can reach out to the community to provide what ever I can and so that I can glean what is out there to help my knowledge grow.

My interest is to join in some investment opportunities and glean from the multi faceted skills this group has.
