If you  need to see the inside of the house , thats easy , be there when the Air Conditioner repair man goes to fix the AC unit .  

take the sellers offer.. no one is going to litigate for an  air conditioner cost of litigation exceeds the value of the AC.It sucks I know.. it has happened to all of us in the industry.. and in C class or areas were you see them caged there is a reason for that..

It has had considerable suspension work done, door handles replaced, headlight assemblies (over $2800), air conditioner replaced and even the battery replaced.

Know the place and make sure when you replace the air conditioner your gettin a good dealBrian 

Just as a refrigerator, microwave, air conditioner, ceiling fan, and every other good thing is a liability!

Window air conditioners could be an alternative.  

Sadly, we are 2-weeks behind on our renovation (#1 above) due primarily to scope creep ... we had to replace 28' of external wall: 12' due to rot from a leaky penetration for a though wall air conditioner; another 16' due to improper framing when the unit was first converted from a garage/workshop into an apartment {long before we bought the building}.  

Same air conditioner she'd been listening to for a year.
